Practical Fair Housing For On-Site Personnel (1/2 Day)

We know that housing discrimination affects people of all races, ethnicities, national origins and religions.  We also know that our on-site managers and on-site staff are on the front lines in preventing discrimination from happening at our properties. Most incidents of fair housing violations stem from ignorance of the law, rather than from hated or harmful intent. This inter-active class is designed for all site personnel, including management, maintenance, grounds and janitorial staff.  There's something here for everyone!  After defining "discrimination" in real, everyday terms, we will explore real life cases and analyze scenarios that will help participants recognize and avoid potentially discriminatory situations or behavior.  We will discuss what to expect in the event of a complaint of discrimination and how to avoid it.  You won't want to miss this practical, fun class. 


Foiling an Attack!  (1/2 Day) - CLICK HERE (cosponsored by the Bremerton Housing Authority)


This is the most popular AHMA class for on-site personnel.  Actual quotes:  "Learned a lot.  I know our management company cares about our safety."  "I was empowered by this class." 

How safe are you:  when you show an apartment to a complete stranger – when you walk to your car at night – or when you’re cornered in your office by an angry resident?  The goal of this course entitled Foiling An Attack is to give you the crucial 2-5 seconds to escape a threatening situation. 

While not intended to be a complete self defense course,
you will learn over 20 moves specifically designed to temporarily stun your assailant, giving you those precious few seconds that might save your life.  All moves are based on leverage and pressure point techniques developed under the Medieval European Martial Arts form known as Pressas.  The key concept is to quickly and temporarily shift the odds in your favor when you are faced with apparent overwhelming force by an assailant.  An instructor at West Plains Karate stated that a person taking Gary’s course “…is offered a continuum of force to use as he/she deems necessary under the circumstances, allowing escape to safety.”  It is recommended that participants wear loose, comfortable clothing (jeans, or sweat pants, e.g.).  Bring a blanket – some moves involve getting down on one knee.  Please arrive by 12:45 pm, as all participants must sign liability waivers upon arrival in order to be admitted.  Anyone may decline participation in any demonstrated move at any time during the course if they don't feel comfortable doing so.


 

Complete 4 Day HUD Basic Occupancy Certification Course

In response to industry request, this course has been extended to four days!  This provides participants with more opportunity to absorb and apply the myriad of regulations and to get more questions answered.  All materials are up-to-date and the current status of changes, rules and HUD policies are shared.  We’ll walk you through the complexities of HUD Handbook 4350.3 issued on June 12, 2003 as well as recent HUD Notices and Federal Register releases – including Change-2.  Change-2 was published on July 16, 2007.  This course provides an in-depth review of Eligibility, Asset/Income, Adjusted Income, Rent Calculations, Verifications, Annual Re-certifications, Interim Adjustments, Lease Requirements, and other critical aspects of the 4350.3.  Case studies will be used to enhance the learning process.  A final examination, consisting of a case study and multiple choice questions, will be given. AHMA training fees for this course have been pre-approved by HUD as a project expense for on-site/resident managers.  The instructor is Karen Crosta of KDC Solutions LLC.  Karen has over 20 years of experience in multifamily affordable housing property management and was formerly an instructor for NCHM.  Successful completion of this course and the exam will earn the student a “Certificate of Completion, AHMA Northwest Basic Occupancy Course” suitable for framing.  Successful completion of this course fulfills the HUD Occupancy Core Course Requirement for the AHMA Northwest Occupancy & Compliance College. A complete HUD Handbook 4350.3 REV-1 CHG-2 consisting of over 900 pages will be provided at the training site for each attendee.

Course Descriptions:

The Spectrum STAR Certification Course is a comprehensive 2-day training and certification on the Rural Development 515 Program.  The STAR training will include all changes from the 3560 Regulation effective 2-24-05 as well as all other pertinent Rural Development regulations. Site Resident and Property Managers should take the STAR to be sure they are in compliance of all RD requirements. This is a nationally-recognized certification program for owners and managers.  The course materials include an important overview of the 3560 Regulations/Handbook.

 

The Spectrum C3P (Certified Credit Compliance Professional) Certification Seminar for the Low Income Housing Tax Credit is a two day certification course focusing on all aspects of marketing and management of projects involved with the Low Income Housing Tax Credit. The seminar includes case studies for HUD, Rural Development and conventional properties with a detailed discussion of IRS regulations, income limits and recapture issues. The seminar includes eligibility, rent calculations and restrictions, continuing compliance, and a discussion of IRS final regulations on compliance monitoring. An exam administered at the end of training on the second day will give attendees an opportunity to earn their nationally-recognized C3P designation. Tax Credit compliance is essential to IRS Section 42 requirements and the monitoring of State Agencies.  The C3P course will benefit all management personnel, owners, syndicators, asset managers, and State Agency staff who deal with the Low Income Housing Tax Credit.
